The Osborn is a comprehensive continuing care retirement community located on a 56-acre landscaped campus in Rye, New York. First opened in 1908 as a charitable home for aged women, The Osborn began in the mid-1990’s to dramatically expand its capability to meet the residential and care needs of seniors by renovating and expanding its existing building and constructing new independent garden homes and apartments, assisted living units, and a skilled nursing center.

In conjunction with Osborn staff and project counsel, DTS managed the special permit and site plan approval processes with the City of Rye and served as community liaison to discuss any potential effects of the proposed improvements on the surrounding neighborhoods. DTS provided civil engineering and landscape services for the campus master plan, as well as new roadways, building areas, terraces and gardens, fountains, and a putting green for residents and visitors. DTS also coordinated the installation of utility line extensions and stormwater measures so as to preserve a great number of the mature trees on the site, and later laid out a “tree walk” and map as part of the pedestrian trail system.

Our integrated, strategic approach to project planning and implementation balances the concerns of the land owner, the community, and the environment with the specific characteristics of the site, enabling us to create intelligent land use solutions.
