Fieldhome had operated a not-for-profit adult home since 1889 and an associated nursing home since 1984 on its 141-acre campus in Cortlandt Manor, New York. It sought to expand its senior care offerings to include assisted living and Alzheimer care programs, as well as independent living options in apartments and cottages. Seabury at Fieldhome is the resultant assisted-living and memory-support facility that was added to the campus, while Glassbury Court is a 64-unit condominium community for seniors constructed on a former portion of the Fieldhome property.

DTS coordinated the zoning, site plan and State Environmental Quality Review (SEQR) processes to meet the Fieldhome’s internal planning timeline. DTS designed the new utility lines and stormwater measures to connect to the legacy infrastructure systems to minimize costs and disturbance to ongoing operations. They facilitated the necessary extension of the public sanitary sewer district with town, county and New York City Department of Environmental Protection officials. DTS also integrated site engineering and landscape design features to achieve connectivity within a campus divided by topography, wetland systems and a public street.

With the expeditious achievement of coordinated land use approvals, the senior care additions to Fieldhome became operational within its desired timeframe. The independent living cottages were later constructed by an experienced Hudson Valley builder of active adult communities.

Our integrated, strategic approach to project planning and implementation balances the concerns of the land owner, the community, and the environment with the specific characteristics of the site, enabling us to create intelligent land use solutions.
