
The 222-unit Kendal on Hudson Continuing Care Retirement Community (CCRC) overlooks the Hudson River on the Phelps Memorial Hospital campus in Sleepy Hollow, New York. Its sponsor, the Kendal Corporation, sought to establish a residential facility for seniors offering a “continuum of care” and a choice of living arrangements that
included independent senior units, assisted-living apartments, and skilled nursing
facilities, all connected to a central community center.
Working with architects Perkins Eastman, DTS helped to cost-effectively site the
facilities on the sloping property by stepping down the buildings in three directions and linking them with a series of enclosed bridges and pedestrian paths that are further connected to a riverfront promenade and the adjoining state park preserve. We also engineered the roadways, stormwater facilities, and extensive utility infrastructure, and designed the gardens and open space areas enjoyed by the residents.
Together with project legal counsel, DTS expanded the provisions of the hospital’s
zoning district to permit the construction of the CCRC, whose programs and facilities
complement and share resources with Phelps.
We also coordinated and managed the land use and environmental review process, which included extensive public hearings on the environmental impact statement, and obtained local and state approvals for the project. |
